Kendall is close to home for us. Our shop sits just south of it, and a good share of our calls come from the neighborhoods off Kendall Drive, SW 137th Avenue and the Turnpike.

The work here is mostly residential: houses and townhomes that have gone thirty or forty years on their original panel, condos where the owner wants better lighting, and families adding a car charger to a house that was never planned for one.

Our shop on SW 160th Street is a few miles south of Kendall Drive, so most Kendall calls are a short drive for us.

The houses in Kendall

Most of Kendall was built out from the 1960s through the 1980s as single-family houses, townhome communities and condo buildings. Plenty of those homes still have the panel they were built with. They also have the same problem: central air, a pool pump and modern appliances on a service that was sized for far less.

What we keep an eye on here

Summer storms and the afternoon lightning that comes with them are hard on electronics, and they are the reason we bring up surge protection when we are already working on a panel. Hurricane season is the other reason Kendall homeowners call us, usually for a generator inlet and transfer switch.

Permits in Kendall

Most of Kendall is unincorporated, so electrical permits go through Miami-Dade County rather than a city building department. We pull them under our license and meet the county inspector.

What Kendall calls us for most

  • Panel upgrades and replacements. New breaker panels, 100 to 200 amp service changes, and the permit, inspection and utility coordination that come with them.
  • EV charger installation. Level 2 chargers and Tesla Wall Connectors on a dedicated circuit, with a panel check first so the charger doesn't trip the house.
  • Recessed, outdoor and fixture lighting. Recessed lights, new fixtures, ceiling fans, flood lights and outdoor lighting, installed with as little drywall damage as possible.

For most Kendall addresses it is Miami-Dade County, because the area is unincorporated. We check your address, pull the right permit, and handle the inspection.

Yes. For condos we work inside your unit and coordinate with the building on access, parking and any rules about work hours. If the job touches the building's common electrical, the association has to sign off first.
